We chose few things, then built them properly. Here is what every resident has access to, every day.

The Library

A second-floor reading room with a working fireplace, an honor-system bar, and roughly 2,800 volumes assembled over a decade. Open to residents and their guests around the clock.

Roof Garden

Cedar pergola, raised herb beds tended by a horticulturist twice monthly, and four private dining tables that can be reserved at the front desk.

Fitness Room

Small, but specified properly — Eleiko free weights, two Concept2 rowers, a Peloton, and a sauna sourced from Almost Heaven Saunas in West Virginia.

Guest Suite

One ground-floor suite for visiting family. Residents may reserve it up to fourteen nights per year at no charge. Linens by Frette, coffee by Corvus.

Concierge

Staffed 24 hours by three rotating attendants who have, between them, worked here for thirty-one years. They will not call you Mr. or Ms. unless you ask.

Bike & Storage

A clean, well-lit room in the basement with one assigned stall and one bike hook per residence — plus a workbench, floor pump, and tool wall maintained by the building engineer.

EV Charging

Six Level-2 chargers in the garage, shared on a residents' schedule. We bill at cost, monthly, on the HOA statement.

Package Room

Refrigerated and ambient lockers with text notifications. We accept dry-cleaning, grocery deliveries, and the occasional case of wine.

Pet Wash

A ground-floor wash bay with warm water, towels, and a tie-down. Two-dog limit per residence; no breed restrictions.

House Rule

"If you wouldn't do it in your living room, please don't do it in ours."

The common spaces are quiet by design. We don't host events, we don't rent the roof for parties, and we ask the same of residents. It is the single rule that everyone agrees has made the building what it is.
